In early October Italy's two main property portals published their third-quarter 2026 prices. The headlines look opposite: for idealista prices of existing homes fell 1.1%, for Immobiliare.it they rose 4.9%.

The difference lies in what is compared. idealista looks at the last three months: from June to September asking prices fell 1.1%, but over a year they are still 3.3% higher. Immobiliare.it compares the quarter with the same quarter of 2025. They are also two different sets of listings, with different methods. Read together they say the same thing: prices higher than a year ago, slowing in recent months.

The North-West and Turin

For Immobiliare.it the North-West is the area growing fastest over a year, +6.2%, at 2,456 euros per square metre. Among regional capitals Turin is up 8.7%. idealista also has Turin rising in the quarter (+1.7%), while Milan falls (−1.7%) but remains the most expensive city, at 5,659 euros.

Biella

In idealista's ranking Biella is among Italy's cheapest provincial capitals, at 755 euros per square metre, and the province of Biella is the least expensive in the country: 544 euros.

These are averages of listings. Within the same city the differences are large, between one area and another and between a home to renovate and one ready to live in. The value of a particular home needs comparisons with nearby sales and a viewing.
