For sellers

How we work
Selling a home means giving the right weight to what makes it interesting and to market conditions. We start from your needs, look into the features of the property and decide together how to present it.
We normally work with an exclusive mandate: we agree activities, duration and conditions, then take care of the presentation and arrange viewings with an agent from the studio.
- Written valuation
- A report that explains what the estimate is based on.
- Accompanied viewings
- Appointments arranged and attended by an agent from the studio.
- All the way to the deed
- Continuous support through the steps of the sale.

What we do for you
Photographs that help people know the home
We take the photographs ourselves, and they are included in the sales service. Light, framing and the order of the images help people understand rooms, proportions and details before the viewing.
The right tools for your property
3D reconstructions, drone footage and renderings can add depth to the presentation of the spaces and the setting. We decide which ones to use based on the features of the home and the service agreed.
A careful presentation, on the agreed channels
On the Prestige website we tell the story of the home together with its setting. Promotion continues on social media and on the property portals agreed for the mandate, with consistent information and images.
Care for more complex cases too
An existing mortgage, an inheritance, bare ownership or a usufruct require specific checks. We look into the situation and coordinate the steps with the professionals involved.
The journey
How we guide you
01
A reasoned valuation
Tell us where the home is, how it is laid out and what condition it is in. We look into these points with the site visit and an analysis of the local market. You receive a written report to agree the price at which to offer the property. The site visit and the valuation are free and with no obligation.
02
The paperwork, from the start
We start from the title deeds and the technical documents available, including land registry, planning and energy records. We request land registry searches and floor plans at no cost and help you identify any checks to entrust to the relevant professionals.
03
Presenting the home
We prepare photographs, description and agreed materials to show the features and spaces. We publish the property on the website and on the channels agreed for the mandate.
04
Arranging viewings
Viewings are by appointment, with an agent from the studio. We guide interested buyers through the home and gather the information needed for the conversation.
05
Following offers and the negotiation
We help you weigh offers in terms of price, timing and conditions. We follow the discussion between the parties to reach an informed agreement and support the steps that follow.
How is my home valued?
We start from the information you give us and look into the features, condition and setting with a site visit. An analysis of the local market contributes to the valuation, which we present in a written report. If you decide to sell, we discuss the price at which to offer the property.
Is there a charge for the valuation?
No. The site visit and the written report are free and with no obligation. They help you know the valuation of the property before deciding how to proceed.
How much does it cost to sell with Prestige?
The fee is agreed with the parties. The reference conditions are, for properties up to 100,000 euros, a minimum of 3,000 euros plus VAT for each party; above that figure, 3% plus VAT on the sale price, paid by both the seller and the buyer. Amounts and payment terms are set out in the agreement.
Is the mandate exclusive? How long does it last?
We normally work with an exclusive mandate. We agree the duration based on the property and your needs; we recommend at least three months. Activities, deadlines and conditions of the mandate are put in writing.
How long does it take to sell?
The time depends on the property, the price at which it is offered, demand and the conditions of the sale. After the valuation we can discuss the sales process and track the market’s response together.
Which documents are needed to sell?
We start from the title deeds and the available land registry, planning and energy documents. We request land registry searches and floor plans at no cost and help you identify any checks to entrust to the relevant professionals.
