Buying
Buying a home
From the first viewing to the deed, a direct conversation to get to know the property, weigh the conditions and face each step with the information you need.
For buyers

How we work
The right home needs to be known up close. We accompany you on the viewing, look into the features of the property and gather the questions that matter for your choice.
When you decide to go ahead, we help you draw up the offer and follow the negotiation. The brokerage fee, the conditions and the studio’s activities are made clear before you make any commitment.
- Free viewings
- With an agent from the studio, by appointment.
- Conditions in writing
- Price, timing and commitments to understand before going ahead.
- Support to the deed
- The studio’s support through the steps of the purchase.
Our support
What we do for you
An offer to understand before you sign
We go through the offer with you, paying attention to the price offered, the terms and the commitments involved. The aim is to clarify the conditions before you make a decision.
Attention to mortgage conditions
If the purchase depends on financing, we deal with it before the offer. Mortgage-related conditions, deadlines and the effects on sums paid must be set out in the signed text.
A conversation dedicated to financing
You can look into your mortgage application with the credit advisor who works with the studio. It is a chance to review your situation and compare the offers of the partner lenders.
A purchase built on what you can do
Whether you buy with your own funds or with a mortgage, it is important to set out the sums available and the payment schedule. We help you bring these points into the discussion with the seller.
The journey
How we guide you
01
The viewing
You view the home with an agent, by appointment and at no cost. You can look at the rooms, ask questions and come back to the details you want to explore.
02
The finances
Before the offer it helps to be clear about available funds, costs and the need for financing. For the mortgage you can talk to the advisor who works with the studio or to your own bank.
03
The offer and its conditions
We help you shape the offer in terms of price, timing and conditions of purchase. Amounts, the nature of the initial sums and the handover arrangements are stated in the offer, so you understand the commitments before signing.
04
The negotiation
We help you weigh the offer as a whole: price, timing and conditions. We follow the discussion with the seller and keep you updated on developments.
05
Towards the deed
Once an agreement is reached, we guide the steps towards the notarial deed and coordinate our part of the work with the professionals involved. The timing is set taking into account the paperwork, the agreements and any mortgage.
Can you help me find my way with a mortgage?
You can talk to the credit advisor who works with the studio to look into your situation and the offers of the partner lenders. Credit advice is provided by the authorised party; Prestige is a real estate agency.
How much does it cost to buy with Prestige?
The fee is agreed with the parties. The reference conditions are, for properties up to 100,000 euros, a minimum of 3,000 euros plus VAT for each party; above that figure, 3% plus VAT on the sale price, paid by both the seller and the buyer. Amounts and payment terms are set out in the agreement.
How does the purchase offer work?
The offer puts the price, the terms and the commitments in writing. We go through the document with you, paying attention to the initial sums, the payment arrangements and any conditions linked to a mortgage.
What other costs should I consider?
Besides the price of the property, you need to consider taxes, notary fees, the brokerage fee and any mortgage costs. The figures depend on the transaction and your situation: you can talk them through with the studio and the relevant professionals.
How long does it take from the offer to the deed?
The timetable is set according to the agreements, the paperwork and any mortgage application. We help you identify the steps to complete and coordinate the activities that are ours.
Can I buy without a mortgage or with a small deposit?
A purchase can be made with your own funds or with financing. The initial amount and the later payments depend on the agreement with the seller and the features of the transaction. We go through them before drawing up the offer.
