For sellers

How we work
Knowing what a home is worth means looking at several elements together. We examine the rooms, the condition of the property and its setting, and compare them with the data available on the local market.
The site visit lets us look into what makes your home different from others. We give you a written report and discuss the price at which to offer it.
- A dedicated site visit
- To get to know the features, condition and setting of the home.
- Written report
- To understand what the valuation is based on.
- Free of charge
- Site visit and valuation with no obligation.

The journey
How we guide you
01
Tell us about the home
Give us the location, type, size and condition of the property, along with any information you think is useful.
02
A first conversation
We look into your request and gather what we need to arrange the site visit.
03
The site visit
We visit the home to get to know the rooms, their condition and the setting.
04
The written report
We present the valuation and the reasons behind it. If you want to sell, we discuss the price at which to offer the property.
How is my home valued?
We start from the information you give us and look into the features, condition and setting with a site visit. An analysis of the local market contributes to the valuation, which we present in a written report. If you decide to sell, we discuss the price at which to offer the property.
Is there a charge for the valuation?
No. The site visit and the written report are free and with no obligation. They help you know the valuation of the property before deciding how to proceed.
How much does it cost to sell with Prestige?
The fee is agreed with the parties. The reference conditions are, for properties up to 100,000 euros, a minimum of 3,000 euros plus VAT for each party; above that figure, 3% plus VAT on the sale price, paid by both the seller and the buyer. Amounts and payment terms are set out in the agreement.
Is the mandate exclusive? How long does it last?
We normally work with an exclusive mandate. We agree the duration based on the property and your needs; we recommend at least three months. Activities, deadlines and conditions of the mandate are put in writing.
How long does it take to sell?
The time depends on the property, the price at which it is offered, demand and the conditions of the sale. After the valuation we can discuss the sales process and track the market’s response together.
Which documents are needed to sell?
We start from the title deeds and the available land registry, planning and energy documents. We request land registry searches and floor plans at no cost and help you identify any checks to entrust to the relevant professionals.
