Sales and values come from the Property Market Observatory of the Italian Revenue Agency; discounts and selling times from the Bank of Italy’s quarterly survey of estate agents. None of the data is our own estimate; the reading at the end is.
Sales
In 2025, 2,871 homes were sold in the province of Biella, 5.9% more than in 2024. It is the lowest growth in Piedmont, where sales rose 10.1% to 70,932. In the municipality of Biella there were 837, 3.3% more: the city accounts for 29.1% of the provincial market.
In the city, sales are concentrated in three Observatory zones: B1, central (245, +20.1%), the historic centre B2 (208, +1.1%) and the semi-central C1 (254, −4.6%). Together they account for about 85% of the municipality’s sales.
Reference values
The average value of homes in the municipality of Biella is 805 euros per square metre, essentially unchanged (−0.4%); in the rest of the province it is 498 euros, the lowest in Piedmont.
These are average values for an area, not the price of a single home: for that you need comparisons with recent sales of similar homes and a viewing.
How much buyers negotiate, how long sellers wait
In the second quarter of 2026 the agents surveyed by the Bank of Italy reported, at national level, an average discount of 7.1% between asking price and sale price, and 5.2 months to sell; 63.1% of purchases are financed with a mortgage.
Data of this kind does not exist for the province of Biella alone: we report it as a national reference, not as a measure of the Biella market.
What we take from it
The data helps read the context, but it does not set the price of any single home. Local sales and values must be compared with the features of the property; discounts and timing measured nationally offer a general reference. The valuation is there to bring these elements together and explain the asking price.
