Selling your home
10 questions
How is my home valued?
We start from the information you give us and look into the features, condition and setting with a site visit. An analysis of the local market contributes to the valuation, which we present in a written report. If you decide to sell, we discuss the price at which to offer the property.
Is there a charge for the valuation?
No. The site visit and the written report are free and with no obligation. They help you know the valuation of the property before deciding how to proceed.
How much does it cost to sell with Prestige?
The fee is agreed with the parties. The reference conditions are, for properties up to 100,000 euros, a minimum of 3,000 euros plus VAT for each party; above that figure, 3% plus VAT on the sale price, paid by both the seller and the buyer. Amounts and payment terms are set out in the agreement.
Is the mandate exclusive? How long does it last?
We normally work with an exclusive mandate. We agree the duration based on the property and your needs; we recommend at least three months. Activities, deadlines and conditions of the mandate are put in writing.
How long does it take to sell?
The time depends on the property, the price at which it is offered, demand and the conditions of the sale. After the valuation we can discuss the sales process and track the market’s response together.
Which documents are needed to sell?
We start from the title deeds and the available land registry, planning and energy documents. We request land registry searches and floor plans at no cost and help you identify any checks to entrust to the relevant professionals.
What are the costs for the energy certificate, floor plans and any surveys?
Requesting land registry searches and floor plans is free. For the energy performance certificate (APE) and any technical checks, we tell you which services are needed and the related costs, to be confirmed with the professionals involved.
Are photographs included in the service?
Yes. We take the photographs of the home ourselves, and they are included in the sales service. We plan the images around the rooms and the light.
How is my home promoted?
We handle publication on the Prestige website and on the channels agreed for the mandate, which may include social media and property portals. The presentation brings together photographs, description and the information needed to know the property.
Can I sell with an existing mortgage, a usufruct or an inheritance?
These are situations we can look into together. The process requires attention to the paperwork and the conditions of the transaction: we coordinate our part of the work with the professionals involved.

Buying a home
9 questions
Can you help me find my way with a mortgage?
You can talk to the credit advisor who works with the studio to look into your situation and the offers of the partner lenders. Credit advice is provided by the authorised party; Prestige is a real estate agency.
How much does it cost to buy with Prestige?
The fee is agreed with the parties. The reference conditions are, for properties up to 100,000 euros, a minimum of 3,000 euros plus VAT for each party; above that figure, 3% plus VAT on the sale price, paid by both the seller and the buyer. Amounts and payment terms are set out in the agreement.
How does the purchase offer work?
The offer puts the price, the terms and the commitments in writing. We go through the document with you, paying attention to the initial sums, the payment arrangements and any conditions linked to a mortgage.
What other costs should I consider?
Besides the price of the property, you need to consider taxes, notary fees, the brokerage fee and any mortgage costs. The figures depend on the transaction and your situation: you can talk them through with the studio and the relevant professionals.
How long does it take from the offer to the deed?
The timetable is set according to the agreements, the paperwork and any mortgage application. We help you identify the steps to complete and coordinate the activities that are ours.
Can I buy without a mortgage or with a small deposit?
A purchase can be made with your own funds or with financing. The initial amount and the later payments depend on the agreement with the seller and the features of the transaction. We go through them before drawing up the offer.
Can I make an offer below the asking price?
Yes, you can make an offer that differs from the asking price. We help you weigh it in light of the market, the features of the property and the conditions proposed. Whether it is accepted depends on the discussion with the seller.
How is the negotiation handled?
The agent collects and presents the offers, clarifies what needs looking into and follows the discussion between the parties. Price, timing and conditions are weighed together, and you are kept updated on developments.
What happens if the mortgage is not granted?
It depends on the conditions stated in the offer and in the agreements signed. If financing is needed, we deal with it before signing and look into the terms and the effects on the sums paid and on the brokerage fee.
